can place your bid from anywhere without the pressures of live bidding.
Here is how on-line bidding works. If the property has a reserve you
will be informed prior to bids being taken. We strongly recommend that
you come see the property and do any inspections and research necessary
prior to placing your bid. The ON-LINE bidding will begin several weeks
prior to the live auction and it will stop 7 days prior to the live
action. Specific dates and times will be posted on the web page for each
property to be auctioned. So if you are bidding keep that in mind. 7
days after the on-line bidding stops there will be a live auction at the
property or location that will be disclosed prior to the auction. We
highly encourage you to attend because at the live auction the highest
on-line bid can be upset. So if you really want the home or property you
can be there to raise your bid. At the completion of the on-line portion
of bidding, if the reserve has been met, the high on-line bidder will be
notified and will be required to send 10% down payment in
wired funds or certified check via overnight mail and a pre-approval
letter from your financial institution. Being the highest on-line bidder
and sending the down payment does NOT mean that you are the buyer of the
property. It only means that if the highest on-line bid is not upset at
the live auction, and all other conditions are met, then you will be
declared the purchaser of the property. If you are declared the
purchaser of the property, then you will be required to sign immediately
a written sales contract. If these conditions are not met, then your bid
will be cancelled and the second place bid will be contacted. If the
highest on-line bid is not the ultimate winning bid at the live auction,
then your down payment will be refunded. All real estate transactions
will be handled through ON SITE REAL ESTATE, NCREC #C11062. All required
disclosures, including lead-based paint, residential property and
agency, will be posted on-line and will have to be signed prior to
confirming the bid and closing the sale of the property. Upon completion
of both auctions and meeting all conditions, including signing of a
written sales contract, then closing must occur within 45 days after the
live auction or an extension must be approved by seller. If, after
declaring the high bidder as the purchaser of the property, you fail to
close within the specified time, then your down payment will be
forfeited. Open houses or property viewing can be scheduled by
